    The RICS Level 1 Condition Report

     

    The RICS Level 1 Condition Report is the most basic level house survey. It is suited to a conventional house, flat or bungalow built from common building materials and the property must be in a reasonable condition.

    It focuses purely on the condition of the property by setting out the following:

    • Clear ‘traffic light’ ratings of the condition of different parts of the building, services, garage and outbuildings, showing problems that may require varying degrees of attention.
    • An overall summary of the risks to the condition of the building.
    • Advice on replacement parts guarantees, planning and control matters for your legal advisers.

    An RICS Condition Report does not include a valuation and it does not provide advice as to suspected hidden defects or causes of any issues found. For a more detailed report or for a survey suited to older, larger properties, see the homebuyer report or building survey.
